CB Richard Ellis was the sole brokerage firm on the deal, with John Wilhide representing property owner Madison Warehouse Corp., and Justin Mohler stood in for Tristar. CB Richard Ellis markets space at the warehouse property for $4.50 per-sf.

Located near the CSX railroad and the Port of Baltimore, an area on which much of the company's activities center, 1301 Chesapeake was completed in mid-2004 for $7 million. The industrial facility is located in one of the city's enterprise zones, thereby providing Tristar with certain tax breaks for making its home in the underutilized area. "Tristar's selection of 1301 Chesapeake is the first indication that the urban renewal of Fairfield is under way," Wilhide says. "The city's efforts to make Fairfield an attractive place for companies to do business have certainly paid off."
