UPLAND, CA-A Glendora-based private investor has paid $10.5 million for the six-building, 75,134-sf Red Hill Plaza retail center at 1386, 1460, 1410 and 1490 E. Foothill Blvd. at the southwest corner of Foothill Boulevard and Grove Avenue in one of three Inland Empire transactions totaling $20.4 million, according to Sperry Van Ness. The others include a $5.4-million Rite Aid building in Fallbrook and a $4.5-million former Montgomery Ward building in Victorville.Red Hill Plaza was built in 1988 and occupies a 5.6-acre parcel, reports Brad Umansky of the Ontario office of Sperry Van Ness, who represented the seller, an Irvine-based private investor. Paul Sylvester of Re/Max Masters in Glendora represented the buyer. The property is 84% leased, with tenants including Firestone Tires, EZ Lube, Earl Scheib, Labor Ready, Purrfect Auto and Subway.The Fallbrook Rite Aid building is at 1331 S. Mission Rd. and was purchased by a private investor from Redondo Beach, Umansky reports. The 16,708-sf building was sold by Tustin-based Marketplace Partners II LP, with Umansky representing the seller and Hook McCullough of CB Richard Ellis representing the buyer. It was built in 1999 and is occupied by Rite Aid on a 20-year, triple-net lease.In Victorville, Umansky and Vicki Donkin of Sperry Van Ness report that Calabasas-based REA Victorville LLC bought the former Montgomery Wards building from Ft. Wayne, IN-based Lincoln National Life Insurance with the Sperry Van Ness brokers representing the buyer and the seller. The 86,459-sf building is at 12400 Amargosa Rd., near Interstate 15. The building will be converted to house a Bed Bath & Beyond with an expected opening date of March 2005, and the buyer is seeking additional national retail tenants to occupy 40,000 sf that is available adjacent to the Bed Bath & Beyond space. Other retailers in the vicinity include Best Buy, PetsMart and Toys R Us.
