Morgan Stanley Takes 447,000 SF at One New York Plaza

Morgan Stanley's re-signing at the 100%-leased building will run that company's term at least through 2013, according to Mitchell E. Hersh, president and CEO of the Cranford-based Mack-Cali. Philip Sprayregen, a principal of the New York-based Byrnam Wood LLC, repped the tenant, while Mack-Cali was represented in-house. Further terms of the transaction were not disclosed.

The signing makes up the bulk of a total of more than 361,000 sf of leasing activity just concluded at HFC. "We've seen an increase in activity on the Jersey City waterfront, especially since the summer," Hersh tells GlobeSt.com. "There seems to be a greater sense of business confidence, which has contributed to the market's stronger momentum."

In another transaction, Forest Laboratories, a pharmaceutical company, has expanded its space by 36,452 sf for 12 years at Harborside Plaza 5. The company will now occupy just over 180,000 sf at the 980,000-sf class A building, which is 79% occupied.

Arthur Rosenbloom of Newmark & Co. represented Forest Labs; Mark Ravesloot of CB Richard Ellis and Jane Greenblatt, Mack-Cali's in-house senior director of leasing and development, spoke for the owner. Additional terms of the signing were not released.

And Amdocs Inc., a provider of customer relations software, has leased 18,665 sf for 10 years at Harborside Plaza 5. Aaron Ellison of CBRE's Saddle Brook office represented the tenant, while Ravesloot and Greenblatt similarly spoke for Mack-Cali.
