Honeywell was represented by Peter Blanchard, a principal of the Chatham-based Garibaldi Group/Corfac International. Tulfra was represented in the negotiations by Sheila Sacks and Joseph Manginaro of the Carlstadt-based Team Resources. The sale price was not disclosed.

The new owner has renamed the asset Linden Commerce Center 1, repositioning it as a multi-tenant facility. Tulfra, represented exclusively by Team Resources, has already brought in Ruger Chemical, a distributor of personal care and pharmaceutical ingredients, to occupy nearly half of its newly acquired asset. Ruger, which signed a long-term lease, will be relocating its headquarters operations here from Irvington. The remainder of Linden Commerce Center 1, which has 22-foot clear ceiling heights, has been put on the market for lease in blocks of from 10,000 to 56,000 sf.
