The Hunter Business Park consists of three reflective glass, concrete tilt-up buildings at 1110, 1120 and 1130 Palmyrita Ave. that were built in 1990. The 6.5-acre property is located adjacent to Interstate 215 and is 100% leased to credit tenants such as Jump for Fun Inc., Wayne Dalton Corp., the Closet Factory, Time Warner Telecom, Home Team Pest Defense and ADT Security Services Inc. Frank Kosi of Sperry Van Ness in Newport Beach and Alan Deszcz of Sperry Van Ness in Ontario represented the seller, with Kosi also representing the buyer.In the second sale, in San Clemente, Steve Wagner of CB Richard Ellis' Newport Beach reports that Rainbow Baja LLC purchased a building of approximately 52,000 sf at 900 Calle Negocio from a private individual for more than $6.6 million. Wagner represented the buyer, with Thomas Lunnen and Bob Savanich of Lunnen Development representing the seller.In the third sale, in Santa Ana, Falcon Investments of Irvine acquired a two buildings totaling 38,510 sf on three acres at 3431 W. Carriage Dr. near Harbor and MacArthur boulevards for $3.9 million, with plans for a Falcon subsidiary to occupy a portion of the building. Migliori represented Falcon Investments, with Kevin Thomas and Jim Snyder of Lee & Associates representing the seller, a private individual. Migliori says a party supply subsidiary of Falcon Investments will occupy approximately 10,000 sf of space on 1.2 acres, with the balance of the property, comprising a concrete tilt-up 28,000 sf building on 1.8 acres, available for lease, with Migliori as the leasing agent.The 64,512-sf lease is at 4621 Guasti Rd. in Ontario, where recreational vehicle after-market parts distributor Stag-Parkway Inc. has signed a five-year lease to relocate and expand, according to Gerald Harvey of the Ontario office of CB Richard Ellis. Stag-Parkway Inc., which operates 11 distribution centers across North America, is moving from its current location after 20 years in San Bernardino as a result of growth and the need for additional distribution space, Harvey says. The new facility increases the company's total space by about 26,000 sf. Harvey, who represented Stag-Parkway in the $1.6-million lease, has been with CBRE for 32 years and also represented the company 20 years ago in its original San Bernardino lease. Scott Ostlund and Barret Woods of Lee & Associates represented the landlord, Hummingbird Group Inc. of Encino. Harvey notes that having Hummingbird as the landlord was a major factor in Stag-Parkway's decision to lease the building, which was constructed in the late 1980's. In addition, the Ontario location in convenient for the company's 25 local employees, he says. The lease gives Stag-Parkway two additional five-year options to renew.
