DSA will fully occupy one building and 65,000 sf of the second building. The remaining space will be repositioned to take advantage of the new infrastructure of the area that was created by the construction of Gillette Stadium, home of the New England Patriots.

"Given the location, visibility from Route 1 and the ability to subdivide the building, we feel that the property will be attractive to warehousing/distribution, light manufacturing and R & D users," says Bruce Harlamert, principal at Sam Park. The two-building complex was built in phases, beginning in the late 1980s and completed in 1996. The property sits on 26 acres and is served by rail and 80 truck docks, and is easily accessible from Routes 95 and 495.

DSA originally hired Sam Park & Co. to reposition and redevelop its property as a way of streamlining of their business which left them with a diminishing need for space. The available space has been leased to two tenants, Racing America and Auto Parts International. Racing America leases approximately 68,000 sf and is an indoor Kart racing venue with two indoor tracks, a cafe and conference rooms. It opened its doors at the beginning of the year and is presently forming kart-racing leagues. Auto Parts International leases 70,000 sf of warehouse/distribution space.

The partnership expects to have more space available as DSA continues to move from a distribution-based business to a distribution technology business. Auto Parts International is on a short-term lease as well, and that may create even more space. The JV plans to redevelop and reposition the property as the market dictates.

"We want to take it from a raw, industrial/distribution property to an office/R & D flex space," Harlamert tells GlobeSt.com. "It's not going to be torn down. It could be refit to suit, but we'll be putting together a vision for the property."
