Jeff Hanson, an SVP with Grubb & Ellis' Newport Beach Institutional Investment Group, tells GlobeSt.com that the sale closed at a 7% cap rate and included a four-story parking structure that is shared by three surrounding buildings, including the Saddleback Financial Center. Hanson and Ryan Gallagher, associate VP with Grubb & Ellis' Newport Beach Institutional Investment Group, represented the seller.The Saddleback Financial Center is at 24012 Calle De La Plata and is described by Hanson as a high-image class B office building that was built in 1982 and was 90% occupied at the time of the sale. Hanson explains that Mammoth and the other owners of the parking structure each own an undivided pro-rata interest in the four-story structure. Mammoth was represented in the acquisition by Alan Pekarcik and Dan Vittone of the Irvine office of Voit Commercial Brokerage.Hanson and Gallagher also brokered another recent Orange County office deal in association with Kevin Shannon of Grubb & Ellis' South Bay office. In that transaction, Dr. David Lee's Los Angeles-based Jamison Properties bought the 52,311-sf Bristol Medical Center medical office property at 2720-2740 Bristol St. in Santa Ana from San Mateo-based Rancon Income Fund for nearly $7.3 million. The single-story concrete and steel building was built in 1974 and was 77% occupied at the time of the sale, which closed at 5.25% cap rate.In a third deal in the county, which will result in new office/R&D space, CB Richard Ellis reports that Panattoni Development purchased a 72,318-sf building at 9999 Muirlands Blvd. in Irvine and plans to demolish it to build office/R&D condos for sale. Panattoni acquired the property from Orion Holdings LLC for $6 million, according to Gregg Haly of CB Richard Ellis' Newport Beach office, who represented both the buyer and the seller.
