Carlo Badioli, chief operating officer of illycaffe, confirmed reports that the Italian coffee producer is considering relocating its US headquarters to the property. The company, which currently has its North American operations at 200 Clearbrook Rd. in Elmsford, is considering leasing approximately 13,000 sf of space at 800 Westchester Ave., according to Rick Rakow, president of Rakow Commercial Realty Group Inc. of White Plains, who is representing illycaffe north america in lease discussions.

GlobeSt.com has also learned that Regional News Network, a local cable news television station, is considering leasing space at the Rye Brook property. Although William Cuddy of CB Richard Ellis refused comment on reports of a possible deal, an RNN spokesman later confirmed the station was considering relocating its Rockland bureau to 800 Westchester Ave. The RNN official would not disclose how big an office the company was looking to lease. RNN also has offices in Kingston, 437 Fifth Ave. in Manhattan, Astoria (Queens), at the Palisades Center mall in West Nyack as well as in Washington, DC.

Robert Weisz, president of RPW Group of White Plains, refused to disclose the identities of those interested in the property. However, he revealed that there are three companies close to signing deals that would approach 85,000 sf of space. That is in addition to Triarc, which signed a lease for the penthouse of the 800 Westchester Ave. building on Dec. 22. Several weeks earlier, Triarc was before the Westchester County Industrial Development Agency seeking approximately $400,000 in sales tax exemptions in connection with its headquarters move from 280 Park Ave. in New York City.

Weisz, who acquired 800 Westchester Ave. last year from the Altria Group in a deal reportedly valued at about $40 million, said the Triarc lease was important because the property now can boast a "Park Avenue-type tenant."

Triarc, which formerly owned Snapple Beverages, is a holding company that through its subsidiaries is the franchisor of the Arby's restaurant system and is the owner/operator of 235 Arby's locations nationwide. In addition, in July the firm acquired 64% of the capital interest of Deerfield & Co. LLC, a Chicago-based alternative asset management company. The firm currently employs 55 workers at its New York City headquarters. Chris O'Callaghan, a partner with Albert B. Ashforth, Inc., represented Triarc in its lease at 800 Westchester Ave.

RPW Group's Weisz says activity is brisk at the property. "800 Westchester Ave. is the most active building in Westchester County by far," he said. The property ownership is in discussions with prospective tenants for about half (approximately 300,000 sf) of the building at the moment.
