The preliminary proposed regulations would require developers and builders to use brick or stacked stone in the construction of townhomes, eliminating wood and other materials that have been used in the past. The regulations would also require that each townhome have a single-car garage and at least 1,400 sf of living space.
The new guidelines also call for 50-foot landscaped setbacks and firewalls, measures that some building organizations argue will increase the cost of the townhomes. Other development groups, however, maintain the average price range for so-called affordable homes will still be in the $135,000 to $140,000 range, brokers dealing with the properties tell GlobeSt.com.
Gwinnett County commissioners say the new regulations will improve the quality of new townhome construction and protect values of surrounding neighborhoods, brokers who have attended the public sessions to discuss the issue, tell GlobeSt.com.
