Unica originally moved into the building in April 2003, taking 26,460 sf, and expanded into an additional 13,734 sf in February 2004. The new lease is for the remaining available space in the building, making the firm's total occupancy at Reservoir Place 71,443 sf. Vision Sports, a sports marketing company, leases the remainder of the 73,203 sf building.
"Reservoir Place North offered existing plug-and-play infrastructure that enabled Unica a cost effective solution for their rapid growth," says Mark Roth, executive director at Cushman & Wakefield, who represented Unica.
The privately held company's growth is driven in part by its marketing management software product, Affinium, which is now used by more than 300 companies worldwide. Unica posted a one-year sales increase of 55.6% in 2004 and filed for an IPO in November. "Unica is a great example of a company focused on smart growth," says David Provost, senior VP of leasing for Boston Properties, in a statement. "They use their real estate strategically. Corporate visibility, employee accessibility, and amenities are key ingredients to this strategy." Jason Fivek, leasing representative, and Provost represented Boston Properties.
Located at the interchange of Route 128 and Trapelo Road, Reservoir Place is a 600,000-sf, two-building office park, the largest multi-tenant office building on Route 128. Main Street amenities include a Starbuck's and Rebecca's Café, a Fitcorp fitness center, hair salon, convenience store and eight conference/education centers.
