In the larger of the properties, CBRE has been named exclusive sales agent for Industrial Road, a 160,000-sf industrial complex situated on an 11-acre site in Ridgefield Park. The complex, a rare for-sale industrial property in the Bergen County market, is owned by Crystal Clear Industries, a Ridgefield Park-based maker of crystal and other fine glass products that is shedding the building as excess space.
Handling the assignment are first vice presidents Williams Waxman and Gary Capetta of the firm's New Jersey office here. Also involved in the effort is Jeff Kilimnick, an associate in CBRE's New York City office.
"This offering represents one of the few sale opportunities in the entire Bergen County market," Waxman says. "The property also has excellent redevelopment potential, in addition to its current use."
The other assignment the firm has picked up is a three-building manufacturing, R&D and warehouse complex totaling 125,000 sf on East 24th St. in Paterson. Handling the sale assignment are Waxman, along with senior associate Nick Nitti, executive vice president David Sherman and associate Gus Braunschweig.
The complex is currently owned by the ICI Group, an international chemical giant that had been using the site for the production of surfactants and cleaning products. ICI is similarly selling off the asset as excess space in its worldwide operations. The three on-site buildings, which have direct access to Interstate 80, are being offered either separately or as a portfolio, according to Waxman.
