iRobot, a provider of robotic products for law enforcement, industrial cleaning agencies, the government and consumers, enjoyed a banner year in 2004. Sales of its Roomba robotic vacuum cleaner topped one million in October, and funding for their US Army Future Combat Systems program was increased to $37.3 million.

iRobot was represented by John Varholak, John Wilson and Ron Friedman of Richards Barry Joyce and Partners. The space was subleased from Lahey Clinic for approximately three years and leased on a direct basis for an additional year with the property's prime owner the Gutierrez Co. Lahey was represented by David Wright, executive vice president/partner, CB Richard Ellis.

Built in 1973 and renovated in 1996, 63 South Ave is a two-story, 81,685-sf class B office. The iRobot lease brings the building to 100% occupancy.
