"These executions are incredible right now," Janet Krolman, director for HFF, tells GlobeSt.com. "This was a very simple execution with a lot of investor interest. [99 High St.] has got all the great characteristics. It's one of the trophy towers in Downtown Boston, it's well-tenanted with excellent quality tenants, great sponsorship and great location. And the capital market environment in Boston has a high demand to lend money for real estate investors in both debt and equity." Krolman engineered the loan in conjunction with executive managing directors Scott McMullin and John Fowler and senior real estate analyst Tony Soldi.

Built in 1971, 99 High St. was extensively renovated between 1992 and 1995, when previous owner Boston Capital poured $50 million in improvements into the building. The 32-story, class A tower is currently 92% leased to tenants KPMG, Adams Harkness, AIG, AON Risk Services and the NASD.

W/W High Street is a joint venture between real estate funds operated by Walton St. Capital LLC and Westbrook Real Estate Partners LLC. It picked up the building from Boston Capital in 2001 for $213 million. Both entities have been active in the local real estate market recently, as Westbrook and partner Prudential Insurance sold One Beacon to a New York partnership for $340 million last fall, and Walton St. and partner Blackstone sold One Boston Place in 2002 to TIA.
