Bethlehem-based Weichert Commercial Brokerage is marketing the site. The sales and marketing team includes Glenn Fritts, SVP; Cass Camarda, VP, and William Winterburn, associate. Camarda declined to provide any price information to GlobeSt.com. Asked if the price would relate to the approximately $4,000-per-acre paid last year for the 1,000-acre Bethlehem Steel site, Camarda said, "no," and also declined to say whether the speedway parcel would command more or less. "We're six or seven miles from that site and the price will depend on a buyer's or buyers' planned use."

The parcel is one of the largest remaining contiguous pieces of commercially zoned land still available in the Lehigh Valley. A majority of the site is zoned general commercial with some small areas zoned for general industrial and agricultural uses. It is located at Rtes. 191 and 248 within easy reach of Rtes. 22 and 33. "Warehouse/distribution facilities are in high demand in this area, because of our beautiful road system," Camarda says.

The speedway was built as an 11/8-mile dirt track in 1966. Two decades later, when it gained fame as the home track of father/son racing duo Mario and Michael Andretti, it was paved.

David Simon, EVP and managing director of Weichert, said, "We understand that his 157-acre property is more than a tract of land, but an integral part of the community. (We) will work hard to make sure that the future use of this site will bring value to the community."

Craig Rust, president of Nazareth Speedway, says in a statement, "the decision to sell the speedway was not made lightly. There has been a lot of interest in the property and we are confident that by working closely with Lower Nazareth Township and Weichert Commercial we will find a new use for the speedway that works best for everyone."
