"It's a major upgrade and allows them to expand into a more efficient facility," Lowell Peabody, senior VP at NAI Hunneman, tells GlobeSt.com. The property has been under lease, but vacant, for "18-24 months" according to David J. Pergola, VP at Meredith & Grew, who represented former tenant GenRad, which vacated the premises after being acquired by Teradyne in 2001, and their operations were streamlined.
"It's a good opportunity to take advantage of the sublease in this market," Steve James, EVP at NAI Hunneman, who represented CMS, tells GlobeSt.com. "The office space is fitted out, with furniture in the building, and it's a state-of-the-art facility." The lease will take effect immediately while CMS completes construction to accommodate their specific needs, but they will not move in until the third quarter.
"There are two major product lines that they're moving into the building, and there are sophisticated systems that separate the two to prevent contamination," Peabody says, explaining the construction.
Located in the Westford Technology Park, 9 Technology Park Drive is a single-story office/manufacturing building that was built in 1996. The park is a 100-acre master-planned office and R & D development which will consist of 1.2 million-sf of space when completed. Nine buildings have been constructed to date comprising 1,050,000-sf. The park is anchored by Lotus/IBM, Teradyne, and Juniper Networks.
Vice presidents David J. Pergola, David L. Pergola, and assistant VP Matthew S. Adams represented the sublandlord, Teradyne, Inc. CMS was represented by Peabody and James of NAI Hunneman Commercial. Arthur Gutierrez, Jr. provided assistance on behalf of the owner of the property, The Gutierrez Company. Specific terms of the sublease were not disclosed.
