The not-for-profit cancer research and fundraising organization will move to 3877 N. 7th St. from 2990 E. Northern Ave. before the month ends, says Tyler Wilson, a senior associate with Grubb & Ellis/BRE Commercial LLC. The society's lease was expiring and it needed to expand by about 1,000 sf, says the nonprofit's broker. "They wanted to be in Central Phoenix so it would be more convenient for volunteers and employees," he says.
In addition to location, the organization wanted to be in a nice corporate environment that was economical. "Rate was important to them because every penny they can save goes back to help them raise money for cancer research," Wilson says.
Wilson tells GlobeSt.com that the Leukemia and Lymphoma Society considered three buildings, but settled on Siete Square IV because it had been renovated and came with an above-market tenant improvement package. The average TI allowances are about $30 per sf, Wilson says. The Long Island, NY-based organization will be located on the third floor of the four-story, 50,000-sf building.
Built in 1986, Siete Square IV is about 60% leased. It was acquired in December by Denver-based Beam Reach Real Estate Fund. The seller was Century National Properties, a division of Century National Insurance of Seal Beach, CA. Phil Briedenbach and Amy Whatley with Colliers International's Phoenix office bargained the pact for the building owner.
