Tech company netMercury, which focuses on the semi-conductor industry, will move into 7,540 sf of a building with about 20,000 sf at 2452 E. Birchwood Ave., relocating from about the same amount of space at 3175 N. Colorado St. in nearby Chandler. The move-in will be done by month's end, says Kent Hanson with Grubb & Ellis|BRE Commercial LLC. He and colleague Pete Klees represented the building owner, Calwest Industrial Properties LLC, a joint venture between San Francisco-based Rreef and Cal Pers.

The netMercury lease was expiring so the corporate team started to look for a location with better access to Loop 101, Hanson tells GlobeSt.com. The end result is a 36-month lease with a $220,000 payout.

Also planning a February moves is Precision Installation, a manufacturer of office furniture, which took 5,693 sf for 51 months. The company will add about 1,000 sf with the move from 2235 W. First St. in Tempe. Hanson says the lease, valued at $195,000, includes three months of free rent. Tom Zarob with Ross Brown Partners represented Precision Installations.

"The building offers functional space," Hanson says. "It's smaller space with truck wells and it's a good location so it doesn't have a lot of vacancy."
