At issue is Pine View Estate, which is being developed by Pine View Estates LLC, a group based in Marlboro. The project is currently under development.

The Wall Township committee had already voted to de-annex the site in mid-January, paving the way for Howell's move to annex it. While Wall will lose a ratable--the site is currently assessed at $2.5 million--Roger McLaughlin, the township attorney, says the amount involved is small compared the cost of providing services to the out-of-the-way site.

Howell officials say the site will bring in approximately $250,000 per year in taxes. The township will also have to pay an estimated $750,000 to expand existing roads to the site to handle the anticipated increase in traffic.
