BMC signed a 10-year lease for 175,000-sf at the facility in March of 1999, and relocated to the lower-rent 400-2 Totten Pond Rd. in the fall of 2003. BMC has been subleasing the space in chunks since the summer of 2002, including 100,000 sf to Phase Forward, 18,000 sf to the Strategic Pricing Group, and 23,000 sf to On Technology, which was recently acquired by Symantec.

Watchfire's agreement would leave BMC with 20,000 sf to sublease, though sources say that the remaining space may be under agreement soon. The deal represents something of a coup for the expanding Watchfire, which is getting top floor space in one of the area's premier office complexes for well-below market rates, in a building that is commanding rents well north of $30 per square foot, and has some tenants tied into leases in the mid-fifties, sources say.

John Boyle, principal, Keith Gurtler, senior VP, and David Boyle, senior associate of the Trammell Crow Co. brokered the transaction. Built in 1998, 880 Winter St. is a three-story, 218,575-sf office building that constitutes one half the Waltham Woods Corporate Center and is fully leased. 890 Winter St. is a three-story, 173,070-sf building that is 98% leased. Tenants at the center include e400, Atlas Venture and Phase Forward. Located near the Route 128 /Winter St. intersection, the complex offers a food court, fitness center and conferencing facilities.
