Many of CIC's tenants are start-ups, which have collectively raised more than $200 million in venture capital in the past three years. One such company is ThingMagic, a developer of radio frequency identification technology, which subleased 5,000-sf of space, then recently quadrupled its space to 20,000-sf, when the enterprise began taking off.
CIC provides common space for such growing companies, which includes a fully staffed reception area, conference rooms with state-of-the-art video equipment and an equipped kitchen. They also provide business services including guest parking validation, mail service, advanced telephone and voicemail services and high-speed LAN and internet connections, and general office equipment.
"We're in the business of providing infrastructure for companies," says Tim Rowe, CEO of CIC. "If five guys come out of MIT, and they've invented something, they can just start working on day one. The only thing they have to bring is their laptops."
Built in 1969 and renovated in 2000, One Broadway is a 16-story, 300,000-sf office building that is approximately 68% occupied. Located in the Kendall Square/E. Cambridge neighborhood, the building features a concierge, conferencing facilities, food service and close proximity to the MBTA. Joe Flaherty and Tucker Hansen of Meredith & Grew brokered the transaction between owner MIT and CIC.
