WILTON MANORS, FL-Mainstreet Gym signed a five-year lease for 13,369 sf at Shoppes at Wilton Manors, taking occupancy in the 73,349-sf center to 94.5%. The two-building property is located at the intersection of Wilton Drive and NE Sixth Avenue, an area of the city that is being redeveloped into a pedestrian-oriented neighborhood.

Ryan Karlin of Fort Lauderdale-based Stiles Retail Group represented the owner, Stiles BLP, which is a Stiles partnership also based in Fort Lauderdale. Terms of the lease are undisclosed. The average asking retail rental rate in this central east submarket of Broward County was $16.26 per sf at the end of the third quarter 2004, according to the most recent retail report from the Fort Lauderdale office of CB Richard Ellis.

The gym includes weight lifting, cardio and strength-building equipment and offers a variety of classes, including pilates, yoga, kickboxing and Latin dancing. Calling Wilton Manors "a health-conscious community," James A. Cioffi, Maintstreet's managing director, says in a statement, "our juice bar offers this close-knit neighborhood a great meeting place."

Stiles acquired the shopping center from Miami-based S&K Worldwide Realty in August for $10.4 million. Other tenants are restaurants, shops and services for what Robert Breslau, president of Stiles Retail, describes as "a sustainable urban village."
