Locally based Preferred Real Estate Investments owns the building the insurer is vacating as well as the Spring Mill location. It acquired the 50-acre former Lee Tires site in April 2002 and, at a cost of $40 million, redeveloped the more than 100,000 sf of industrial space into a 650,000-sf class A office park.

Among the changes and additions are construction of a 75-seat auditorium and training center, new building lobbies, expanded parking, systems upgrades in all common areas and fully redesigned courtyards. A new HVAC system is separately metered and controlled by tenants, and the building provides for fiber optic cable.

Amenities in the park include dry cleaning services, a travel agency, conference center and the Kafe Mona Lisa restaurant. Other eateries are within walking distance and there are two shopping centers within a two-mile radius. Septa public transportation serves the site and the Valley Forge to Philadelphia jogging/biking trail is 100 yards from the entrance. Routes 76 and 476 and the Pennsylvania Turnpike are easily accessible.
