The first 150,000-sf structure, located at 7550 Teague Rd., is currently under way and scheduled for completion in March. Construction of the second 150,000-sf building, with the address of 7556 Teague Rd., will not get under way until the first office structure is leased up. Manekin is currently marketing space in the soon-to-be-completed 7550 Teague Rd. for $25 per sf.

Located on a 20-acre parcel near the 1.2-million-sf Arundel Mills shopping center, the two five-story office structures at Arundel Mills Corporate Park sit in uncharted territory, of sorts. "These are the first major office buildings adjacent to Arundel Mills that are available to the public," Nachlas and Santos note. The structures, which are being developed to meet energy efficient and environmentally friendly "green" standards, also feature a total of 30,000 sf of ground-level retail space.

CB Richard Ellis has been tapped to handle leasing of the retail segment, and is marketing the space, CBRE's Jeff Bach tells GlobeSt.com, for $30 per-sf, triple net; several deals for retail occupancy are near closing. Ultimately the corporate campus will also feature a 126-room Spring Hill Suites hotel, which is scheduled to get under way later this year, as well as a day care center that is currently under contract by the Goddard School.
