The developers paid $20 million for the two-acre beachfront site just north of Las Olas Boulevard, formerly occupied by a motel, and the construction cost is estimated at $200 million. Graves' firm, which is based in Princeton, NJ, is also handling interior design and is collaborating with locally based Oscar Garcia Architects. The building is patterned after a 1925 luxury cruise liner.
It will contain a mix of studios and interlocking one- and two-bedroom suites, ranging in size from 530 sf to 4,000 sf, and the layouts allow them to be combined to create larger, customized suites. Selling prices include full furnishings and open at an average of $1,000 per sf, which would take a typical two-bedroom suite to about $4 million. Paul McRae of Galleria Collection of Fine Homes and Phillip Spiegelman of ISG are handling sales and marketing. Delivery is scheduled for February 2007.
The Fort Lauderdale property's condo hotel concept is patterned after Trump International Hotel and Tower on New York City's Central Park West where owners have the option of allowing the property's management to maintain and rent units when they are not occupied. Building amenities include the New York property's "white glove" concierge; valet; housekeeping and room services; a mosaic tile pool; a five-star restaurant with indoor and outdoor seating; and a 5,000-sf health club and spa.
Rooms feature oversized windows with views of the Atlantic Ocean or the Intracoastal Waterway, flat-screen TVs with DVD and CD players, kitchens with top-of-the line appliances, baths with separate shower and tub, owner's private storage closets, wireless Internet, and high-tech security and voice and data capabilities.
"We are thrilled to be entering this market with such a presence," says Trump. "We've found the best location in which to offer the finest and most luxurious five-star experience. This will truly be a landmark on Fort Lauderdale Beach." While this is Trump's first foray into Broward County, he has two oceanfront multifamily properties in Sunny Isles Beach.
Stillman, managing member of Stillman Bayrock Merrimac LLC, the developing entity of the Fort Lauderdale project, says, "Our combined expertise in development will ensure a level of architectural innovation not seen in South Florida."
Stillman recently completed the 32-story Metropolitan residential tower in New York City. Bayrock is currently developing projects in New York, Florida and Arizona and has five luxury resorts in Europe and on the Mediterranean.
