Located at exit 14 off Route 128, Dedham Place is a 160,000-sf office building adjacent to the Dedham Hilton. Amenities include a health center with an indoor pool and jogging trails on campus, a hotel restaurant with conference facilities. Other tenants include Nstar, the American Red Cross, RCN and the Bank of America.

Occupancy rates and lease terms were not available, but vacancy rates for the Route 128 South market run about 19%, with an average rent of about $17 per sf, according to a Spaulding & Slye report for the fourth quarter of 2004. Elcock, VP John Carroll III and associate Elias T. Demakes represented the owner. Lease terms were not disclosed.
