HINGHAM, MA-W/S Development Associates LLC secured an $80-million mortgage loan for Derby Street Shoppes from New York Life Investment Management, a subsidiary of New York Life Insurance Co. W/S, which is an affiliate of SR Weiner & Associates Inc., received a $70-million loan for the Shoppes at Farmington Valley in Canton, CT.
Both are large-scale lifestyle centers anchored by Kohl's Department Stores that opened this past fall. "[Providing financing for] these properties will further diversify our real estate mortgage portfolio with respect to both property type and geographic location," Richard Walsh, managing director for Nylim Real Estate says in a statement.
Derby Street was constructed at the site of the former Hingham Plaza, where Weiner added 278,000 sf of retail space to the center. Upscale retailers, restaurants and landscaped pedestrian walkways were added to create the open-air experience consistent with lifestyle centers. The new development features 435,000 sf of retail space and opened this past fall. Tenants include Crate & Barrel, Ann Taylor and Talbot's. The Shoppes at Farmington Valley is a 425,000-sf lifestyle center with tenants that include Barnes & Noble, Dick's Sporting Goods, Clearwater Creek and Shaw's Supermarket.W/S Development and its affiliates have constructed and own more than 8.4 million sf of retail space in New England.
