The 365,000-sf tower is a mix of office and retail, with the office portion approximately 75% leased. Major office tenants include Grubb and Ellis, the Parthenon Group and the Wellington Management Co. Ann Taylor, Brookstone, American Eagle Outfitters and Gap affiliates are among the retail tenants of the 50,000-sf retail space.

Beacon Capital has been a major player the Downtown Boston market in the past few years, picking up the John Hancock Tower and the Newbry at 501 Boyston St., and this past December the company acquired 116 Huntington Ave. for $77 million from the New Boston Fund. Holliday Fenoglio Fowler brokered the sale of the building for Sullivan.
