Located one mile from the Route 3 and Route 18 interchange, the building features a two-story atrium lobby and includes a full-service cafeteria, showers and lockers, a conference room and air-conditioned manufacturing/R&D areas.

The building was purchased in August 2004 for $3.9 million by WND Capital Partners, and the lease brings the occupancy of the building to more than 90%. Asking rents for the building are listed as $16.50 to $18.50 per sf on the website of leasing agent, the Conrad Group. Chris Crooks, Dan Sullivan and Michael O'Leary of Cresa Partners Boston represented Sagamore, while Bob Conrad of the Conrad Group repped WND Capital.
