How much of the 700,000-sf of office space is available is unclear because Berkeley is still making plans for the site. When the acquisition was first announced, plans called for the buildings to be renovated and transformed into a mixed-use development that includes retail, office and residential uses. At that time, Berkeley president Young Park said that the project has the "potential to become Boston's version of Tribeca."

The (leasing) activity's been very good," says Tom O'Regan, VP at RBJ. "A lot of people are starting to realize what potential this area has. We're currently negotiating leases ranging from 2,500 to 50,000 sf." The properties are located along Congress and Farnsworth St., with an additional building at 22 Boston Wharf Rd. That building added Office Environments to its roster at 30,000 sf in January, representing the portfolio's first new major tenant.

This is the second large assignment landed by RBJ this year, which picked up the leasing duties for 410,000-sf 180 Hartwell Road in Bedford when Vinco Properties acquired the property in January. The building is currently leased to Raytheon Integrated Defense Systems, but the lease is set to expire at the end of 2005, with Raytheon moving to the MetroNorth Corporate Center in Woburn.
