The company plans an immediate move into the 173,806-sf warehouse at 1524 W. 14th St. "They needed vacant warehouse space and wanted to move in immediately," TJ Swearengin, an associate with Phoenix-based Lee & Associates Arizona, tells GlobeSt.com. "It was a really quick deal." He represented the building owner, Tempe Industrial LLC of Laguna Beach, CA. Santa's World was represented by Greg White of CB Richard Ellis Inc.'s Phoenix office.

"There are not a lot of landlords in the Southeast Valley that would make this kind of short-term deal," Swearengin says. "There's a lot of demand for warehouse space in the Southeast Valley right now because of all the growth." The Santa's World lease brings the six-year-old building to 82% occupancy.
