Transeastern already has a waiting list of 500 buyers for the 150 villas, townhomes and single-family residences it is selling in the first phase of the 612-unit project.

"The impressive level of interest already shown by prospective buyers indicates that the Jacksonville market will be as successful for Transeastern Homes as have our other ventures," says Joel Lazar, the company's corporate vice president of sales and marketing.

He says Transeastern is donating a portion of the proceeds from each home sold to the Buckner Division of the Children's Home Society of Florida, the Crohn's and Colitis Foundation, and the SOS Children's Village of Florida.

The three projects include the $46-million, 280-villa Victoria Preserve; the $28-million 202-townhome Kendall Pointe; and the $26-million, 130-single-family unit Victoria Pointe. Victoria Preserve and Victoria Pointe are located off Duval Road at Armsdale near the Jacksonville International Airport. Kendall Pointe is off Monument Road and Treadneck Parkway, just north of the Regency Square Mall.

Living areas at Victoria Preserve range from 1,200 sf to 1,790 sf, 1,500 sf to 2,250 sf at Victoria Pointe, and 1,108 sf to 1,639 sf at Kendall Pointe. The initial pricing is $148,990 to $163,990 at Victoria Preserve, $189,990 to $246,990 at Victoria Pointe, and $176,610 to $241,000 at Kendall Pointe.

In metro Orlando, meanwhile, Transeastern has sold all 89 homes in the second phase of its 15-month-old Westyn Bay community on the south shore of Lake Apopka near Ocoee-Apopka Road. The price range was $220,000 to $360,000 for average gross sales volume of $25.8 million.
