The brokers are heartened that a recent Bureau of Labor Statistics report says Colorado is the 10th fastest growing state in the US, while it ranked No. 45 a year ago. The state gained 44,000 jobs last year, with the fastest growing sector in mining and natural resources.

"The number of large blocks of space continue to decrease, as job growth increases," the report notes. "Eventually, this will lead to fewer leasing concessions and higher lease rates. Landlords will still need to keep their pencils sharp, as deals are still difficult to complete."

The team compared the number of large blocks of space available at the end of March, compared with the end of June last year. The only block of available space that is larger is for those in the 50,000-sf to 75,000-sf range. There are now 24 blocks of that size available, compared to 23 at the end of June.

The biggest drop was in blocks of spaces between 25,000 sf and 50,000 sf. There had been 53 blocks of space in that range, while there are now 43.

The CB South Denver Office team completed 14 deals for 60,947 sf in March. The biggest deal was a 24,992-sf lease for Integrated Asset Services at 4600 S. Syracuse St. The smallest deal was 168 sf for SourceBeat at the Village Square Business Center.
