The partnership of George Comfort & Sons of New York City and the Core Plus Fund purchased the 40-acre property complex in 2004. Last summer Motts moved its headquarters out of approximately 160,000 sf of space at the park to 900 King St. in Rye Brook, NY.
The park totals approximately 583,000 sf of office space in six buildings designed by architect Victor Bisharat. The property is currently undergoing a major redevelopment that includes base building upgrades, facade changes and an extensive landscaping redesign. The renovations are projected to cost more than $5 million and will be completed over the next 12 months to 18 months, according to Cushman officials.
Stuart I. Romanoff, executive vice president, C&W of New York, Paul Kauffman, executive director, Stephen Baker, senior director, Maureen O'Boyle, senior director, and associates Adam Klimek and Mikael Levey of C&W of Connecticut are working on the assignment. Company officials say the marketing campaign will focus on tenants looking for 2,000 sf to 200,000 sf of space.
"The renovation and refurbishment of High Ridge Park will undoubtedly reposition the asset so that it appeals to a broad range of users," Romanoff says. "We anticipate attracting interest from new tenants of all sizes locally and throughout the New York Metropolitan area."
Peter Duncan, president of George Comfort & Sons, adds, "There has already been strong interest in the new High Ridge Park, including activity on the large blocks of available space in the building. We expect interest to increase further as the interior and exterior renovations are completed." Major tenants at High Ridge Park include Citizens Communications, Walker Digital and Mead Westvaco.
The High Ridge Park assignment comes several weeks after C&W was appointed exclusive leasing agent for American Financial Realty Trust's Connecticut office building, bank and call center portfolio, which totals 493,000 sf.
The Fairfield County properties to be marketed are 48 Wall St. in Norwalk, a 22,000-sf bank branch with 15,000 sf of available office space, and 5 Research Dr. in Shelton, an 85,000-sf call center with 65,000 sf available. In New Haven County, the bank's buildings consist of three bank branches totaling 28,000 sf: 339 Hemingway Ave in East Haven; 388 Whalley Ave. in New Haven; and 260 Amity Rd. in Woodbridge. In Litchfield County, a 20,000-sf bank branch at 100 Park Lane Rd in New Milford will be marketed with 15,000 sf available for lease. In Hartford County, a total of 88,000 sf of available space at 777 Main St. in Hartford, a 338,000-sf, 26-story office building, is also being marketed.
Sean P. McDonnell, director, in C&W's Stamford office, is leading the team assigned with leasing the entire portfolio. He will also handle Fairfield County leasing efforts. Robert Motley and Joel Greico of C&W's Hartford office will oversee the New Haven and Hartford portfolio, respectively and Michael Struna of Advantage Realty will be in charge of the New Milford property leasing for American Financial Realty Trust.
