SI International selected Lauth Property Group, based in Indianapolis and with a regional office in Denver, as its development partner last summer. Both parties have been working to complete the design and entitlement process within the city, prior to the construction start.
SI International is a provider of information technology and network solutions primarily to the Federal government. SI International defines, designs, builds, deploys and operates mission-critical solutions. SI International's capabilities are aligned with such information technology needs as defense transformation, homeland defense, federal IT modernization, and mission-critical outsourcing. In the Colorado Springs area, SI International has more than 450 employees supporting the Air Force Space Command, Northern Command, North American Aerospace Defense Command, Army Space Command, and the Joint National Integration Center of the Missile Defense Agency.
"The construction of our new campus near Peterson Air Force Base represents a strong corporate commitment to the area and recognizes our remarkable growth in Colorado Springs," says Brad Antle, president and chief operating officer at SI International.
The deal is typical of the type of partnering Lauth embarks on with clients, says Austin Lehr, Lauth's Western Regional Partners. "SI International's involvement in this process from the beginning, combined with our construction and development expertise, will streamline the entire delivery process for SI International and result in an extremely efficient and functional facility."
The SI International facility will include employee offices, a conference center, and a health facility. Construction is slated for completion during the first half of 2006. Since opening its office in 2002, Lauth has completed several projects in the Denver market. Projects include Pecos Business Center, a 115,000-sf speculative distribution center; a 100,000-sf build-to-suit for Mygrant Glass; and a distribution facility for Blue Rhino in Commerce City.
Lauth is currently developing Aurora Commerce Center, a 162-acre master planned industrial business park located in the Aurora submarket at E470 and I-70. The company has also recently expanded its presence throughout the southwest with the development of Washington Airport Center, a 227,000-sf distribution center in Phoenix; the Yellow Freight Terminal, a 78-door build-to-suit facility for Yellow Freight in Las Vegas; and Cheyenne Business Center, a 421,000-sf distribution center in Las Vegas.
