"We expect demand for this development to be high as this facility fills an important need for flex product and custom construction in the region," says John Friedland, senior managing director, who is leading the assignment for the Woodbridge, NJ-based Schultz. "It is one of the few opportunities for users for new construction and finish-to-suit capabilities in New Jersey."

Targets, according to Friedland, include data centers, office users, R&D, high-tech and industrial. The site has redundant power transmission lines, telecommunication redundancy through multiple users, and can accommodate full-building users or be divided to units as small as 11,000 sf. The site is at the junction of I-287 in New Jersey and I-87 in New York State.
