RANDOLPH, NJ-Soccer Evolution, which sells equipment for that sport, has acquired a 16,000-sf retail building here, paying $3 million, or $188 per sf for the multi-tenant asset. Situated on two acres with access to Route 10, the two-level building had been owned for the past five years by Star International, a local group. Until recently, it had housed one of the largest units in the Denny's chain of franchised restaurants.
The seller, Star International Inc., was represented in the transaction by John Schilp of Schilp & Co., Chester, NJ, while Soccer Evolution was represented by the Blau & Berg Co. of Springfield, NJ.
A portion of the asset is currently occupied by Fuse Spa, a high-end beauty salon. The former Denny's space is in the planning stages for conversion into a new upscale restaurant. New owner Soccer Evolution, which does much of its business through direct marketing and online, is moving its flagship retail store into the building as well.
