A former West Loop printing plant has been sold to MartinCapital Group for $3.4 million. The private real estate investmentgroup plans to convert the 84-year-old, 75,474-sf building at 123N. Sangamon St., formerly owned by Soodik Printing, intocondominiums.

Brooklyn, NY-based sound recording studio Sophie, LLC has paid$2.15 million for 50,000-sf building at 345 N. Loomis, while ModelOptions, Inc. bought the 42,500-sf timber building next door at 344N. Ogden Ave. for $1.5 million. Both buildings were recentlyrenovated by Sterling Bay, LLC before the company put theproperties on the market.

"In-city multi-story industrial has seen growth as it has beenrepositioned in the market as flex space, the combination of officewith light industrial," says CB Richard Ellis vice president SteveLivaditis, who represented Sterling Bay in both deals.
