"Due to the current market conditions, tenants have the chance to upgrade to better space and Burlington Center is considered one of the premier office parks in the Burlington submarket," she says. DataWare Inc., a software firm, will do just that when it moves into 4,089 sf at 35 Corporate Dr. under a five-year lease with owner Kennedy Associates.
Two other software firms, both current tenants at the park, have also signed six-year renewals. Performix Technologies Inc. will expand its offices at 25 Corporate Dr. by about 1,000 sf t to 7,789, while HealthGate will downsize from its 15,000 sf at 25 Corporate Dr. to 7,767 sf, Olson says.
Terms of the leases were not available but Olson says office space in the Burlington area generally leases for between $21 and $23 per sf, gross. The tenants will share park amenities, including two on-site cafeterias and a health club, with software supplier Light Bridge, office solution provider Regus Business Centers and Filene's Basement's, which established its corporate offices in the park in December with the seven-year lease of 31,000 sf.
Olson along with former Trammel Crow principal Rick Graham negotiated the leases for the owner, Rick Robinson, vice president of GVA Thompson Doyle, of Boston, represented Performix; Tamie Thompson, principal and Leslie Lanne, assistant vice president of Spaulding & Slye in Boston, represented HealthGate and Matt Daniels, vice president of Spaulding & Slye represented DataWare.
