CRANBURY, NJ-US Mail Consolidators has subleased 166,400 sf of industrial space at 4 Aurora Dr. here from Graybar Electric. Added to US Mail Consolidators' original sublease of 52,000 sf from Graybar in a deal that was signed just last year, the subtenant now occupies the entire 218,000-sf building, located in ProLogis' Industrial Park at Exit 8A. The latter, of course, is a reference to the adjacent exit of the New Jersey Turnpike.
Graybar, which shed the space as part of a reorganization and consolidation of its distribution facilities in New Jersey, was represented by Jonathan Stravitz, director of corporate services, and Kenneth Lundberg, senior vice president of NAI James E. Hanson, Hackensack, NJ. The Stravitz/Lundberg team had gotten the subleasing exclusive from Graybar last year, while concurrently arranging the acquisition of a new facility in Parsippany, NJ for the wholesaler of electrical and telecommunications products.
For US Mail Consolidators, a fast-growth third-party logistics company, "this distribution facility is situated in the heart of New Jersey's distribution network," Lundberg says. "It offers access to both New York City and Philadelphia, as well as surrounding areas."
For its part, US Mail Consolidators was represented by Adam Citron, Mike Markey and Jon Tesser of the Somerset, NJ office of Colliers Houston & Co. Terms of the signing were not disclosed, however, similar direct lease space is currently priced in the $4.25 to $4.50 range in Central New Jersey's Exit 8A submarket. The building at 4 Aurora Dr. was built for Graybar in 1998. The asset features 36 tailgates, one drive-in and 32-ft ceiling heights, according to Lundberg.
