The transaction brings the occupancy level of the 17-year-old, class A building to 43%. The average asking gross rent is $19.31 per sf. The aggregate value of the lease is $966,239. Studley brokers John Esposito and Cheri O'Neil negotiated for the tenant. Barry Hanerfeld of the Wilson Co. represented the landlord, Americas Capital Partners of Miami.
The deal took 90 days to complete, from contract signing to closing. Keystone Group considered three other properties before deciding to remain at Rivergate Center, Esposito tells GlobeSt.com. He is Studley's managing director in Tampa. O'Neil is senior managing director and branch manager.
