CLIFTON, NJ-Kay Printing has signed a full-building lease to occupy the 50,000-sf facility at 220 Entin Rd. here. The company will relocate its headquarters next month from its current two-building, 27,000-sf facility in Englewood, NJ.
Both Kay Printing and the owner of the facility, locally based G&D Associates, were represented in the transaction by Jay Opper, a managing director in Studley's North Jersey office, Rochelle Park. The lease carries a 10-year term and has an aggregate value of $2.6 million, according to Opper.
"This was a particularly interesting deal because I had represented the former tenant of the building, Gemini Industries, which is now part of the Philips brand," Opper says. "Gemini had formerly occupied 220 Entin Rd. before the company was acquired by Philips 18 months ago.
"G&D approached me to be exclusive agent for the building because I already had an understanding of the property from a tenant's perspective, which made it easy to identify the right tenant in Kay Printing," says Opper, who has arranged a half-dozen leases on behalf of tenants on Entin Rd. in the past several years.
Prior to its move-in, Kay will perform a major laser printing equipment installation, and will upgrade the building's HVAC, according to Opper. The company is a promotional printing, prepress, bindery and fulfillment services operation.
