Also known as Vaswani Place I, the nearly two-decade-old building at 10411 Motor City Dr. is home to a diverse list of tenants that includes Allstate Insurance, Gigabit, Jobin Realty, Plumsea Law Group and Professional Healthcare Resources. Balducci's will make its home on the entire top floor of the five-story structure. "After the acquisition and the arrival of new leadership, Balducci's was seeking larger space that could accommodate its growth, with aggressive economic terms," CB Richard Ellis's Steve Silverberg says. "The building's proximity to I-495 and I-270 made this location very attractive for the company and its needs."

Financial terms of Balducci's lease agreement with CB Richard Ellis, which represents property owner Motor City Drive LLC, have not been disclosed; however, space in the building is marketed for about $26 per sf, according to commercial real estate data source Black's Guide.
