Robert Walles, senior vice president with CB Richard Ellis/Whittier Partners' Boston office, brokered the 10-year agreement. "This was an excellent opportunity for a first class office user," he says of the property, part of a three-building, 205,000 sf master planned office campus located within the Route 9 corridor.
Walles says the 72,000-sf class A office building, located minutes from the Massachusetts Turnpike and Intrastate 495, was built in 2004. The building, which is about 60% occupied, has among its tenants True Advantage, a business solution provider, Fusion Group, a leadership development, management consulting and executive coaching programs and Northern Mortgage Services. Terms of the lease were not disclosed, but Walles said Class A office space in the area generally rents in the low to mid $20 per sf price range.
Walles along with Jason Levendusky, vice president of CB Richard Ellis/Whittier Partners, and Jeffrey Eiting, senior sales associate of CB Richard Ellis' Dallas office, represented the tenant. The owner, Capital Group Properties and Secured Realty, was represented by Robert McGuire, senior vice president/ and Mathew Flaherty, vice president, of CB Richard Ellis/Whittier Partners.
