The largest space taker, Massage Envy Ltd. LLC, took 9,210 sf in a lease valued at $1.2 million for Phoenix-based Reliance Cos., owner of the 14350 N. 87th St. building. The tenant, which operates massage shops across the nation, will use the first-floor space for its world headquarters, says Blake Hastings, a senior associate with Grubb & Ellis|BRE Commercial LLC. He and Jeff Wentworth are the leasing agents for Reliance Northsight.

Massage Envy, represented by Tim Delaney of Landmark TCN Worldwide, currently occupies 3,456 sf in Paradise Valley Corporate Center at 4835 E. Cactus Rd. Hastings tells GlobeSt.com that the company's lease doesn't expire until mid-2006, but it was running out of room. A mid-August move-in is planned.

Homeland Security Technology Corp., leasing 7,413 sf, also is planning an August ramp up of its first US location, Hastings says. The Toronto-based security software designer is moving into a second-floor office. Hastings pegs the lease's value at $1 million. Jeff Kalina of locally based RE/Max Excalibur was the tenant's rep.

In October, RTM Builders Inc. will relocate into 5,600 sf at Reliance Northsight from 3,100 sf at 1300 E. Missouri Ave. in central Phoenix. The deal is valued at $800,000, according to Hastings. He and Bruce Calfee with Grubb & Ellis|BRE Commercial represented RTM Builders. "They wanted a building with an exterior entrance because they have a lot of drive-up traffic," he says, adding the company received two reserved parking spaces as part of the deal.
