DeSimone says the firm already has a 500,000 sf campus in Framingham for its headquarters but was unable to find a large enough space for expansion in that community. "Part of the reason they couldn't move into Framingham is because they couldn't find 50,000 sf," says DeSimone. "The Framingham market is getting tight right now so (companies) are moving to nearby communities. They have the ability at their corporate headquarters to design and develop another facility but it would be a very large facility, so for the time being, this was a good alternative."
The 283,000 sf office, which is about 95% leased, is home to a number of other large tenants, including the University of Massachusetts, the University of Phoenix and General Electric. Located off Route 9 near the Interstate 495 interchange, the building offers a full-service cafeteria, auditorium and conference facilities, exercise facilities and showers. DeSimone negotiated the lease arrangement for the owner, Berkley Investments, which also manages the property. Joseph Fallon with the Trammell Crow Co. represented Staples.
