No asking price has been set. The lodge is part of a National Historic Preservation District, sits on 54.6-acres and is the only resort within the boundaries of Rocky Mountain National Park. It sits on private land, resulting from a land trade in the 1950s. It required an Act of Congress to move forward with the deal.
Jerry D. Jones is listing the lodge and land. His company, Jerry D. Jones & Associates Real Estate, is based in the mountain resort of Avon, where Beaver Creek is located. Jones also is developing a $450 million development in the Granby area, which is located about 20 miles from the lodge.
Jones says the land includes 200 lots. Lots in the area are scarce, and can command prices of $1 million or more, he said. The James family has already sold 14 of 19 lots that are separate from this deal for more than $500,000 each. And those lots are almost half the average size of the ones around the lodge.
The lodge is Adirondack-style structure with a giant fireplace and original furnishings, a restaurant, gift shop and veranda. It is surrounded by cabins for guests. Some of the cabins have two floors and can house groups as large as 25 people. The resort can handle a maximum of about 200 people each night.
Jones says that the lodge is 90% occupied, on average, from Memorial Day to Labor Day. "It's never been open during the winter," Jones tells GlobeSt.com. "Whoever buys it would probably want to winterize it. The potential buyers we have been talking to so far, want to develop the lots and expand and improve the lodge."
He declined to identify a price range, but said it will be "very substantial." The property overlooks Grand Lake. It also includes a large, heated swimming pool and hot tub, horseback riding facilities, volleyball and basketball courts, a playground and picnic area and provides direct access to the mountain trails in the Rocky Mountain National Park.
