ROCKWALL, TX-The leasing team for the 230,000-sf, under-construction Rockwall Crossing has landed two more retailers and sold a pad site to TGI Fridays. The estimated $30-million development in Rockwall County is pushing 90% preleased with the trio of deals.

Kirkland's is taking 6,750 sf while a local restaurateur has ticketed 5,200 sf for a fast-food combo, Burger Street Cafe and new sister concept, Taco Viva. The dealmaking also drove a 1.3-acre pad site sale to the North Texas-based Carlson Restaurants Worldwide Inc., ending one year of negotiations for the location in the first phase of development for a 26-acre project at the intersection of Interstate 30 and US Highway 205.

Ground has broken on a 15,000-sf building that Burger Street restaurateur William Waugh is divvying into 3,000 sf for his first non-drive-through location and a 2,200-sf Taco Viva plus planning to share with a Buffalo Wild Wings, Jim Weir, vice president for Dallas-based Woodmont Co., tells GlobeSt.com. The firm, penciling an August opening, inked a five-year lease in direct talks with Weir and Woodmont's Greg Rabin and Jay Ceitlin for joint venture owners, Woodmont Co. and Dallas-based L&B Realty Advisors Inc.

Home furnishings retailer, Kirkland's, is eyeing a September opening for its store, also signing a five-year lease for the class A space. Jack Breard with City Commercial Realty in Dallas represented the Jackson, TN company.

Rockwall Crossing, rising along the interstate frontage road, neighbors a Wal-Mart Supercenter, Target and Kohl's. The JV's goal is to bring in the rest of the national names for a fast-growing suburb, positioned 25 miles northeast of Dallas, that's getting its first retail corridor. When Woodmont announced the plan in August 2004, Weir predicted the first phase would be 85% leased when doors opened this summer. For previous story, click here.
