MANSFIELD, MA-Two warehouse leases at Mansfield's Cabot Business Park have filled 327,000 sf of the 5.5 million-sf mixed use complex. Vacancy rates are now at around 10%.
Mundelem, IL-based Medline Industries signed a three-year lease for 204,000 sf of office space at 50 Hampden Rd. in a move that consolidates two of the company's offices, both formerly located at Cabot Business Park, into one building. A seven-year lease by Milton's Trading Co./Gordon Logistics filled an additional 127,000 sf at 305 Forbes Blvd. Terms of the leases were not disclosed, but rents for warehouse space in the park generally average around $5 per sf triple net.
Steve Clancy, executive vice president with CB Richard Ellis/Whittier Partner's Boston office, tells GlobeSt.com that interest in the Mansfield park has been heating up lately as a growing number of medical device and biopharmaceutical companies find the 900-acre site's location off Interstates 95 and 95 to be a prime point in the eastern Massachusetts market. "There's a nice trend developing there with medical and device technologies," he notes.
Clancy, along with Jim Nicoletti, an executive vice president also with CB Richard Ellis/Whittier Partners, negotiated the transactions on behalf of owner, AMB Property Corp., a San Francisco-based REIT. The pair also handled the lease negotiations for Milton's. Hank Amabile with Grubb & Ellis represented Medline.
The class A business park, which opened in 1970, offers a range of warehouse, light manufacturing, R&D and office facilities with amenities that include two childcare centers, several fitness facilities, a full bank branch and a Stop & Shop supermarket.
