PLEASANTVILLE, NJ-When a fierce snow storm caved in the roof of Trump Hotel and Casino Resorts' local warehouse in early 2003, the hotelier moved its storage facilities, which support its Atlantic City properties, into a vacant former Sysco Foods warehouse within the same Offshore Commercial Park. That deal was arranged by Binswanger, and the firm's Leslie Young indicated then that Trump had signed a full-building lease for 85,600 sf "with the intention of buying it outright within the first two years of the lease term."

That intention has come to fruition. In a deal arranged by Binswanger, Trump has indeed purchased the property from Sysco, located at 100 Century Dr. within the park. The sale price was not disclosed, but sources estimate that the price was likely in the $4-million to $5-million range. The park itself is the site of a number of casino/hotel industry-related warehouses used to store supplies and equipment.

Sysco had acquired the building in the early '90s, using it as a warehouse/distribution facility for food and related products for several years. A consolidation moved the operation to a regional distribution center in South Philadelphia, making 100 Century Dr. excess inventory. The one-story building features six-foot reinforced floors and ceiling heights to 30-ft clear.

In a second, unrelated transaction in South Jersey, Binswanger has arranged the sale of 159 Jackson Rd., a one-story, 67,200-sf industrial building in Atco. The sale price of just over $1.3 million translates into $19 a foot. The seller was Cape Cumberland Construction, an Atco-based investment group.

The buyer was Universal Forest Products. The 50-year-old company, based in Grand Rapids, MI, is a manufacturer and distributor of wood and wood-alternative products for retailers, contractors, housing manufacturers and the industrial market. Universal Forest Products operates more than 98 manufacturing facilities in the US.
