Pinehill's tentative blueprints filed with the ARC show the developer plans about three homes per acre, single-family and townhomes, on a total 1,305 acres. Pinehill already has been given the green light for Sheffield Highlands, a 1,920-home subdivision on 640 acres off GA 61, about 25 miles north of Dallas, GA; and Sheffield Park, a mixed-use project of 71 acres of retail space and 931 homes on 310 acres on Cartersville Highway near Mount Moriah Road.

Area shelter brokers familiar with the projects tell GlobeSt.com the estimated build-out value of the three subdivisions totaling 3,560 homes will be about $350 million. Brokers base their estimate on a hard construction cost of about $90,000 per home and about $75 per sf for the retail space. Pinehill's applications didn't indicate the sale prices of the homes.

Meanwhile, in southeast Paulding County, locally based Osmond Farms 300 of Villa Rica has filed plans for the development of a mixed-use community that will have seven acres of retail, 689 detached houses and 68 detached homes on a site north of Brownsville Road at Old Tidwell Road.
